These services are contemplated for individuals, real-estate investors, contractors and others seeking assistance in successfully take their vision from ground zero to completion.

Our firm will provide up to a 1 hour free consultation to evaluate your proposed development concept to determine the overall feasibility.

Development Services Includes   

Development Budget
Preparation of a full financial brake down of the total development cost (TDC) needed to undertake the project. The elements of the brake down will include all of the necessary soft costs and hard costs from acquisition, construction, including financial projections.

 Construction Budget
Preparation of a detailed construction cost break down showing all of line item costs to construct the project.

Site Plan
We can prepare a site plan to maximize the potential of the site for the number of units, functionality and curb appeal, while giving careful consideration of how to reduce unnecessary costs of developing the site.

 Preliminary Drawings
We can assist you with our in-house design department in developing and preparing your design concept to its highest potential.

Final Architectural Drawings
We can take your design concept and prepare a complete set of construction drawings and specifications, ready to submit for building approval and submitting for bidding to contractors.

Additional Pre-development Services

  1. Determining your target market.
  2. Determining the price point for the sale of each unit.
  3. Estimate of time to complete the project.
  4. Assisting the developer in determining a realistic profit margin for risks v.s. efforts.
  5. Processing the development plan through all local governing authorities for approval.
  6. Other valuable insights and resources.

 

Cost For Services
The cost for our services will vary based on the type, size and scope of the proposed development. The fee for the exact service you may need will be figured after the initial consultation and determining the range of services needed.

FEES
Our fees can be charged in one of the following ways

  1.  Hourly
  2.  Flat fee
  3. *Percentage of  the total development costs [see Co-Developer]

Co-Development

As Developer you may wish to consider working with our firm where we could act as a co-developer in a specific capacity to give you the advantage of utilizing our expertise in the areas of construction, development, design, financing and structuring of the overall development plan. Additionally, this gives you the benefit of having a consultant working side by side with you through out the entire project while using our knowledge and resources to see you through the pitfalls and challenges of real estate development. Under this type of arrangement you will at all times maintain full control of your project.

This kind of arrangement would be considered by us based upon the size, scope and nature of your proposed project. Additionally, we can lessen and even defer some of the normal fees on particular services necessary to develop your project.

This due diligence process is a must before beginning any construction or any full scale marketing of a project.  It is critical to know beforehand the sum total of all the financial resources needed as well as full construction documents and professional resources before committing to the proposed development.
